Local conditions

A large share of Sevenoaks housing predates the Second World War, and much of it still has timber windows and doors. Timber moves seasonally, and a hard, high-modulus sealant applied to a moving frame will split along one edge within a year or two, leaving a channel that funnels water straight into the joinery it was supposed to protect.

We use low-modulus products at these interfaces and size the joint so the sealant can stretch. On listed and conservation-area properties in the town centre and villages we keep beads discreet and use neutral-cure products that will not attack paint finishes or stain adjacent stone.

Established trade products from Mapei, Illbruck, CT1 and Arbo, selected for the substrate and exposure. The product is named on your quote so you know exactly what is going into the joint.

Can you work around our household or tenants?

Yes. We plan bathroom and kitchen resealing so the room is out of use for the shortest time possible, protect finishes, clear up fully and explain cure times before we leave.
