What actually fails

Period frames and moving timber

A large share of Sevenoaks housing predates the Second World War, and much of it still has timber windows and doors. Timber moves seasonally, and a hard, high-modulus sealant applied to a moving frame will split along one edge within a year or two, leaving a channel that funnels water straight into the joinery it was supposed to protect.
