Half an hour from Chatham means we can be on a Kings Hill floor for a 7am start, which is normally what occupied-building work needs — sealing washrooms, floor lines and partition perimeters before staff arrive. Our week runs Monday to Saturday, 7am to 7pm.

Kings Hill buildings are managed environments with sign-in, permit and out-of-hours rules. We send RAMS and insurance across in advance, book induction properly and work to the building's access arrangements rather than turning up expecting a loading bay to be free.

The buildings here, and what they need

Kings Hill was developed on the former West Malling airfield from the late 1980s onwards, which makes the commercial stock relatively modern: curtain walling and glazed elevations, composite and rainscreen cladding, large open-plan floors, and full-height glazed partitioning inside.

The residential phases are similarly modern — 1990s to current new-build houses and apartments with UPVC and aluminium windows, en suite bathrooms, and shower enclosures with large-format tiling. Modern does not mean maintenance-free: it means the joints that do exist are longer, more visible and more exposed than on older stock.

Local conditions

Kings Hill's commercial buildings are full of powder-coated and anodised aluminium, glass and composite panels. Acidic-cure silicone against those surfaces can attack the coating and leave permanent marks, and once a facade is marked the remedy is panel replacement, not cleaning.

Every facade and glazing joint we seal here uses neutral-cure, low-modulus, UV-stable product, primed where the manufacturer specifies it. It is the single most important product decision on a modern elevation.

The park sits on a former airfield — flat, open and notably exposed. Elevations take wind-driven rain with little shelter, and unsealed or failed perimeter joints let water past the line into insulation, brackets and internal finishes.

We size joints for real movement, use backing rod to control depth, and tool beads to a concave profile that sheds water rather than holding it against the panel edge.

Modern buildings expose sealant. A curtain walling grid or a hundred-metre floor line makes any variation in bead width or straightness obvious, and inconsistent work looks like a defect even when it is watertight.

We set out the bead width before starting, work in continuous passes, and check each lift or run before moving on — which is only realistic because the same two people apply the whole job.

Most Kings Hill work happens in occupied or partly occupied buildings, sharing space with flooring, glazing, drylining and M&E. Sealant applied at the wrong point in that sequence gets buried, damaged or has to be redone — acoustic perimeter seals in particular become inaccessible once linings are boarded.

We agree the sealing stages with your site manager up front and attend more than once where the sequence requires it, rather than doing everything visible in one pass and leaving the rest unsealed.

Do you provide access equipment for facade work?

We work from the access provided — scaffold, MEWP or cradle. If access is not yet arranged we will tell you what the joint needs so it can be planned and priced properly.

Can you reseal a failed new-build en suite?

Yes. We cut out the original bead entirely, clean and dry the joint and reseal with an anti-mould product. Handover sealing on modern estates is frequently rushed, and this is a routine job for us.

Do you guarantee your work?

We do not advertise a guarantee. We specify correctly, prepare thoroughly and size joints for movement, and we will tell you plainly what life the detail should give in its exposure.
