What actually fails
on Maidstone buildings

Medway valley damp and river-side humidity

Maidstone sits in the Medway valley, and low-lying riverside and Loose valley properties hold damp air far longer than higher ground. Substrates stay wet, and sealant applied to a damp joint never bonds properly — it looks fine on the day and detaches from one face within a season.

We check substrates are dry before sealing, work to the product's application temperature range, and will reschedule a joint rather than gun sealant into a wet one. On persistently damp areas we specify products tolerant of those conditions rather than pretending the problem is not there.

1960s–80s commercial stock and structural movement

The town centre and its business parks carry a large amount of 1960s to 1980s concrete-framed and panelled building. Those structures move measurably with temperature, and their original movement joints are now hard, crazed and split, so water tracks in behind panels and along floor slabs.

Remedying that is not a matter of running new sealant over the old. Joints are cut out, cleaned, packed with correctly sized closed-cell backing rod and resealed with low-modulus product so the movement they were designed for is actually accommodated.

High-traffic floors and industrial cleaning regimes

Schools, retail and civic buildings in Maidstone see heavy footfall and aggressive floor cleaning. Floor-line and wall-junction mastic takes a beating from scrubber-driers, chemicals and trolley impact, and cheap or under-tooled beads peel off in strips within a year.

We tool floor-line beads hard into contact with both faces, specify products suited to wet cleaning, and set out the run so it is continuous rather than a series of restarts that give the cleaning machine an edge to lift.

New-build estates and rushed handover sealing
