How quickly we can be there

At 25 to 30 minutes from Chatham, Meopham is one of the quickest areas for us to reach. Early starts are simple, which helps with school and village-hall work that has to happen before the day begins, and it means we can return for a second visit — external joints, snagging, a delayed weather window — without penalising you for it.

We work Monday to Saturday, 7am to 7pm. Small domestic jobs are usually quoted from photographs, so the first time we visit is the day the work gets done.

Meopham is unusually spread out — a long village strung along the A227 — with a housing stock dominated by substantial 1930s to 1970s detached houses, many since extended, alongside older cottages, flint and ragstone walls, converted agricultural buildings and pockets of newer development around Meopham Station and Istead Rise.

Local conditions

Meopham sits high on the North Downs, and its houses are strung along an open ridge with few sheltering buildings. South-westerly wind-driven rain hits elevations hard, and the same faces take strong UV in summer — a combination that ages external sealant faster than in a sheltered town street.

We use UV-stable external products, size joints with backing rod so they can move, and tool a concave profile that throws water clear rather than letting it stand on the top edge of the bead.

Nearly every large Meopham house has been extended at some point, and the junction between original and new construction is where sealant does the hardest work. The two elements settle and move at different rates, so a rigid mortar or hard sealant joint cracks and lets water track into the cavity.

These joints need to be treated as movement joints: cut to a workable width, packed with correctly sized closed-cell rod, and sealed with a low-modulus product that can stretch. Done properly the joint absorbs the differential movement instead of transmitting it.

Flint walls, Kentish ragstone and older soft brickwork are common here, and all are porous. Acidic-cure silicone against porous stone can leave permanent staining, and sealant applied to a dusty or damp masonry face will not bond at all.

We use neutral-cure product against stone, brush and clean joints back to sound material, prime where the manufacturer specifies it, and check the substrate is dry before we start rather than after it has failed.

The most common bathroom fault we find in Meopham is layered silicone — a new bead applied over an old, mouldy one, sometimes more than once. The old bead is still lifting underneath, mould is still rooted in it, and the new layer is bonded to sealant rather than to tile and tray.

We strip every layer out, clean and dry the joint, then reseal once with an anti-mould product sized correctly for the gap. It costs more than another overlay and it stops the annual cycle.
