### What floor-line and wall-joint mastic covers

This is the sealing of junctions where a floor finish meets a wall, skirting, upstand or column, and where wall linings meet each other or meet a change of material. It is high-volume work — a single office floor or school corridor can carry several hundred metres of it — and it is the finish detail a client walks past at eye level for the life of the building.

The work includes sealing to vinyl, safety flooring, resin, screed, tile and carpet edge trims, sealing skirting and upstand lines, sealing behind and beside IPS panels and duct casings, and closing wall junctions where plasterboard meets column casings, blockwork or existing structure. Beads are set out to a single consistent width, gunned in continuous passes and tooled to a clean concave profile.

### Who it is for

Main contractors, developers and construction companies delivering office refurbishments, new builds, building refurbishments and schools, where the mastic package is a defined item that has to be complete and consistent for handover.

Also fit-out contractors and flooring contractors who want the mastic line done by someone who does nothing else, rather than absorbed into another trade's snagging list at the end of a programme.

### When it is needed

At finishes stage, after flooring is laid and adhesives have cured, and after decoration where the specification calls for the mastic to be applied last. Sealing before the floor finish is complete means the bead is cut, lifted or contaminated by the trades that follow.

It is also needed remedially — where an existing mastic line has discoloured, split at the wall face, been damaged by cleaning machines, or was applied to such inconsistent widths that it has been rejected at inspection.

### Why professional application matters

Nothing exposes inconsistent workmanship like a long straight line. Two hundred metres of mastic applied by whoever was free at the end of the job will wander in width, change profile at every restart, and pick up smears on the wall above it. The same run set out properly reads as a single deliberate detail, and it is the cheapest way to make a fit-out look expensive.

There is a functional side too. Floor-to-wall junctions are where mop water, cleaning chemicals and spillage collect. A sealed, tooled junction stops water getting under the flooring and into the wall base, and gives cleaners a wipeable radius instead of an open crevice that traps dirt — which is why it matters in kitchens, washrooms, healthcare and education settings.

What it costs to leave it

## A failed seal never  
stays a small problem

Mastic is the last line item on the programme and the first thing a client points at. Getting it wrong is not a structural failure — it is a credibility failure, plus a slow water problem at the base of every wall in the building.

### Water under the floor finish

An open floor-to-wall junction lets mop and spill water track under vinyl and safety flooring, breaking down adhesive and lifting edges. The repair is flooring replacement, not resealing.

### Dirt traps and hygiene failures

Unsealed or badly tooled junctions collect dirt and moisture that cannot be cleaned out. In kitchens, washrooms, healthcare and school settings that becomes an audit and hygiene issue rather than a cosmetic one.

### A snag list that runs the length of the building

Wandering bead widths and smeared walls are written up run by run. Correcting them after decoration means masking, cutting out and touching up paint — days of work, at your cost, on the critical path.

### Mistakes we get called out to fix

-   Applying mastic before flooring adhesive has cured, so the bead is disturbed and the joint contaminated.
-   Running an unmasked bead against fresh emulsion, then smearing sealant across the wall face while tooling.
-   Restarting the bead every metre, leaving visible joins, width changes and cold joints along the run.
-   Using an unsuitable general-purpose product where the specification calls for a hygienic, cleanable or acoustic sealant.
-   Leaving the bead untooled, so it stands proud of the skirting and is torn off by the first cleaning machine.

## Materials, methods  
and the variations we cover

### Materials for floor and wall junctions

Product selection follows the finishes and the use of the space. Neutral-cure silicones from Mapei, Illbruck, CT1 and Arbo are used where flexibility and cleanability matter and where the joint will not be painted. Where the specification requires the bead to be decorated as part of a wall finish, a paintable hybrid or acrylic-based mastic is used instead, because paint will not adhere to cured silicone.

In wet and hygiene-critical areas — commercial kitchens, washrooms, changing facilities, healthcare and education wet zones — mould-resistant sanitary-grade products are used so the junction does not grey off within months of handover. Where the specification includes acoustic performance at partition junctions, an acoustic sealant is used to maintain the tested performance of the partition rather than a general-purpose product that looks the same and performs differently.

### Method: set-out, continuity and tooling

Long runs are won or lost at set-out. We fix the bead width at the start and hold it, masking where the finish demands a hard edge, and plan each pass so it runs the full length of a wall rather than in short bursts. Continuous application is what removes the visible joins and width changes that make a long line look amateur; every restart is a potential shadow, so restarts are placed at corners and junctions where the eye expects a break.

Tooling follows immediately behind the gun, before the sealant skins. A concave profile pushes the material into contact with both faces, seats it against the floor finish and skirting, and produces the even shadow line that reads as a designed detail. Waste, masking and residue are cleared as we go, because sealant residue left on vinyl or fresh paint is far harder to remove once cured — and it is exactly what gets written up at inspection.

### Variations we cover

Floor-to-wall junctions to vinyl, safety flooring, resin, screed, tile, timber and carpet trims. Skirting and upstand sealing. Coved flooring top-edge sealing. Column, casing and duct base junctions. IPS panel and sanitary duct perimeters. Wall-to-wall and wall-to-soffit junctions. Plasterboard to blockwork, concrete and existing structure. Threshold and door-stop lines. Plant room, riser and back-of-house junctions where the requirement is function rather than appearance. Kitchen and food-preparation area junctions where hygiene products are specified.

We also take on remedial packages: cutting out and replacing discoloured, split or inconsistent mastic installed by others, including runs that have already been rejected at inspection.

### Commercial focus, domestic application

This is predominantly commercial work, priced per measured run and delivered against a programme with RAMS on request, CSCS-carded operatives and £2m public liability cover in place. On occupied buildings we phase the runs so corridors and floors stay usable, and we work around cleaning schedules rather than through them.

The same detail appears at domestic scale in utility rooms, boot rooms, garages, home gyms and large tiled floors, where a sealed skirting line keeps water out of the wall base. The method is identical; only the quantity changes.
