### What acoustic sealing involves

Acoustic sealant closes the air paths around and through a partition so that sound cannot bypass the wall build-up. In practice that means sealing partition perimeters at floor, head and abutments, sealing behind skirtings and at wall-to-wall junctions, sealing service penetrations, socket boxes and duct passes, and sealing the junctions between drylining and structure.

It is a small-volume material with a large effect. A partition rated for a given sound reduction achieves that rating in a laboratory with all its edges sealed. On site, an unsealed 3mm gap running the length of a wall head can undo a significant part of that performance, because sound travels through air far more efficiently than through plasterboard and insulation.

### Who it is for

Main contractors, developers and fit-out contractors delivering offices, schools, healthcare spaces, hotels, apartments and studios where acoustic performance is specified, tested or subject to Building Regulations compliance.

Also residential clients and developers converting flats, building extensions or creating home offices, studios and media rooms — anywhere a wall or floor has been built specifically to reduce noise transfer and needs sealing to actually deliver it.

### When it is needed

During partition construction and first fix, before linings are boarded and closed — many acoustic seals are applied at the perimeter of the first board layer and become inaccessible afterwards. Sealing at the right moment in the sequence is what makes acoustic sealant effective rather than decorative.

It is also needed remedially: where sound testing has failed, where occupants report speech privacy or noise complaints between rooms, or where later trades have cut through completed partitions to run services and left the penetrations open.

### Why professional application matters

Acoustic sealant is the cheapest line item in an acoustic strategy and the one most often mishandled. It has to be continuous — a bead that stops at every stud, or restarts with gaps, leaves the exact flanking paths it was specified to close. It also has to be the right product: a general-purpose silicone that looks identical is not tested as part of the partition system and does not carry the same performance data.

Sequencing is the other trap. Sealant applied after boarding, decoration or skirting installation cannot reach the interface it was supposed to seal. Doing this properly means being on site at the right point in the programme, sealing to the system manufacturer's detail, and leaving the work in a state that an acoustician or building control inspector can verify.

## A failed seal never  
stays a small problem

Acoustic failures are discovered late, at testing or after occupation, when the partitions are boarded, decorated and full of furniture. That is what makes them expensive: the fix is behind finishes that have already been signed off.

### Failed sound tests before handover

A partition that misses its specified reduction because of unsealed perimeters means retesting, remedial access through completed linings and a delayed handover — all after the acoustician's report lands.

### Noise complaints after occupation

Speech privacy failures in offices, consulting rooms, classrooms and apartments generate complaints that cannot be answered with decoration. The remedy is invasive work in an occupied building.

### Regulatory and contractual exposure

Where sound insulation is a Building Regulations or contractual requirement, an unsealed partition is a compliance problem, not a snag — with retention and certification tied to it.

## Materials, methods  
and the variations we cover

### Materials: acoustic-grade sealants

Acoustic sealing uses products developed and tested for the purpose, drawn from established trade ranges including Mapei, Illbruck, CT1 and Arbo. These sealants remain permanently flexible so the seal is not broken by structural movement or deflection, and they are formulated with the density and body to close air paths effectively rather than simply bridging them cosmetically.

Product selection depends on interface and finish. Paintable acoustic sealants are used where the bead is within a decorated area, because paint will not hold on cured silicone. Flexible silicone-based acoustic products are used at movement-prone junctions and deflection heads, where the seal has to accommodate structural movement without splitting. Where the joint is wide or irregular, acoustic-grade backing materials and closed-cell rod are used to control depth so the sealant works as a continuous membrane rather than a thin skin over a void. Fire-rated and intumescent products are a separate discipline that we do not offer or advertise.

### Method: continuity and sequence

Acoustic sealing is judged on continuity. Every bead is applied as an unbroken run along the interface — floor track perimeters, head details, abutments to columns and structure, and both faces of the partition where the specification requires it. Gaps at studs, missed sections behind services and short restarts are precisely the flanking paths the seal exists to remove, so runs are set out to be completed in single passes and inspected along their full length.

Sequence is equally decisive. Perimeter seals are applied to the first board layer or track before the outer lining closes access. Service penetrations, socket boxes and duct passes are sealed after services are installed but before linings and decoration are complete. Deflection heads are sealed with products that tolerate movement, so the seal survives the structure flexing above it. We plan our visits around that sequence with the site manager instead of arriving once, sealing what is visible and leaving the rest inaccessible.

### Where acoustic sealant applies

Partition perimeters at floor, head and abutments. Deflection and movement head details. Drylining to structure junctions. Wall-to-wall and wall-to-soffit junctions. Service penetrations, cable and pipe passes, and duct crossings. Socket, switch and back-box perimeters. Riser and shaft wall junctions. Floor-to-wall junctions beneath skirtings. Ceiling perimeter junctions in acoustically rated ceilings. Studio, meeting room, consulting room and classroom partitions. Hotel bedroom and apartment separating walls. Home offices, media rooms and studio spaces in residential work.

In existing buildings the same products are used remedially: sealing penetrations opened up by services work, sealing partition heads left open in earlier fit-outs, and closing skirting-line gaps found during investigation of a noise complaint.

### Commercial and residential differences

Commercially, acoustic sealant is a specification and compliance item. It gets recorded, inspected and often tested, so what matters is working to the system detail, being on site at the right stage, and leaving evidence of continuous sealing before linings close. RAMS are issued on request, our CITB and CSCS accreditation covers site induction, and £2 million public liability cover is in place.

Residentially, the driver is usually a specific irritation — noise between flats, a home office next to a living room, a media room, or a converted loft. The work is smaller and the same rules apply: seal the perimeter continuously, seal every penetration, use a tested product and get in before the linings are closed. On conversions where sound insulation is a Building Regulations requirement, the sealing is part of demonstrating compliance rather than an optional refinement.
